How Much Commission Should I offer to a Buyerâs Agent? When you list with ListWithFreedom.com, youâll only pay a commission for one side of the transaction, the buyerâs agent, saving you at least 3% and saving you thousands of dollars. Even better, when you list with us and you sell your property on your own without a buyerâs agent, you pay NO COMMISSION AT ALL! So how much commission should you offer a buyerâs agent? You may be tempted to offer less commission than we suggest, but this will only hurt your chances of selling as buyersâ agents regularly screen listings based on commission rates.

Online Showing RequestsOne of the quickest and most effective ways to get your home sold is to give Buying Agents a way to request a showing. ListWithFreedom allows just that with our Online Showing Request option. Weâve partnered with ShowingTime.com, the top real estate scheduling system on the market, to give you the ability to control when your house is shown. The Online Showing Request Option displays a âSchedule a Showingâ button next to your listing and eliminates frustrating scheduling issues.

How is the commission paid to a buyerâs agent?Technically, the commission is agreed upon between the listing broker (us) and the seller (you). When you list on the MLS using our service, we are the listing broker. At closing, the closing agent or attorney will collect the commission. The portion of the commission due to the buyerâs agent will be paid directly to the agent. We collect a very small portion of the buyerâs agentâs commission (0.25%) of the contracted sales price, the rest goes directly to the agent that brings a buyer.

On âpublicâ websites, such as Realtor.com or Zillow.com, only the brokers contact information is allowed to be displayed. The reason for this is because the MLS has rules about what information is allowed to be syndicated to 3rd party websites. What is the MLS?The MLS is a collection of databases used by real estate professionals to make the inventory of their listings available to other realtors. Real estate agents use it to search for other real estate agentsâ listings. It contains a lot of detailed information about each property as well as the listing agentâs name and how to contact them. Years ago, real estate agents used to meet up to discuss their listings with each other.

Keys to a Successful ListingKeys to Success Please read each item in this list, it will help you sell your home and make your life easier. Price the home right based on location and condition. Over pricing is always a bad idea. Pay a fair buyerâs agent commission; we recommend 2.5%-3%. Start fair - local realtors will see the commission day 1. Choose a title company or attorney before you have an offer.
-
Can I cancel and relist the same day to start the days on market over? No, this is strictly prohibited by all the MLS systems.
-
What happens when a buyer calls about our home?We refer all buyer leads directly to the seller. In some cases, our brokers may receive calls, and if a buyer says they are represented by and agent, they may suggest to have their agent call you and set up the showing. However, if a buyer is not represented at this time, and they express that they wish to be represented by an agent to see your home, the listing broker may have the option to show your home.
-
Will my contact information be displayed? On the MLS, yes it will be displayed for agents so they can contact you directly for showings. In some cases your broker may also be able to post your email address. On âpublicâ websites, such as Realtor.com or Zillow.com, only the brokers contact information is allowed to be displayed. Are you a licensed real estate brokerage?Yes of course! We are a licensed broker in many states and we are always growing into more states. See our Service Areas.
-
Will my property be listed on the internet?Yes, your property will be listed on many popular real estate websites (websites vary depending on syndication feeds from the local MLS). These internet listings will give you national exposure to all home buyers. Since hundreds of people move to other states daily, this exposure can be a vital component in selling your home quickly and for the best price. Independent websites will obtain your listing directly from the MLS or a 3rd party syndication feed.
-
Do I have to pay a commission to a buyer's agent?Yes, real estate agents do not work for free. To be listed in the MLS, you must offer a commission to the agent who represents the buyer (AKA âcooperating brokerâ or âbuyer's agentâ). If a real estate agent presents an accepted offer and it goes to closing, you must pay the commission offered on the MLS listing. The commission is paid directly by you to the buyer's brokerage firm at the close of escrow.

Why Should I Use a Flat Fee MLS Listing Service? If you want to sell your property in the United States, currently there is only one service which is reliable and significantly effective: the multiple listing service (MLS). According to the National Association of Realtors, 92% of all homes sold are sold via the MLS. So does this statistic justify that if you are selling your home, then you should be on the MLS? Well, consider this: if playing red in roulette at the casino gave you 92% odds to win, wouldnât you always play red?

New York Operations ProcessListWithFreedom and its agent will require a photo ID, issued by the government, before any of our agents will show the property to anyone, at anytime. ListWithFreedom rarely represent buyers in any capacity and when we do we will not ask our buyers to sign an exclusive brokerage relationship agreement with us. We believe our service will lead buyers to be loyal to us during the sales process - no need to go bind them contractually.
